Design Process

 

Working Together

As we move about the Design Process together, we start with the general and refine the design to the very specific. There are lots of decisions along the way and this process organizes those decisions into manageable portions.

 

Pre-Design

Before design can begin, a scope of work must first be defined. This framework is generally called Pre-Design and consists of a series of nested phases that are highly driven by you. Throughout this framework, we build a relationship together where we explore the goals, aspirations and opportunities for your project. As a team, we will determine an appropriate budget for your project and create a balance between soft and hard costs. Summarizing the agenda will be a detailed room analysis that quantifies the scope of work for your project that will then be followed up by a detailed site analysis of the existing conditions.

 

Schematic Design

Once a scope of work is defined and a written program has been produced, Lone Timber Design will develop a concept to help guide the design of your project. Through further research and an array of sketches, graphics and massing models, we will find a solution that most greatly befits you and your site. Over time, these illustrations will loosely develop into preliminary floor plans, elevations and diagrams that will define the design and feel of your project.

 

Design Development

Design Development of your project becomes a learning exercise for both you and Lone Timber Design. Together, we will identify and define the vast qualitative components and quantitative systems that are exclusive to your project. During development, we will thoughtfully and concisely ascertain structural and finish materials so that appropriate construction techniques and methodology can be investigated and detailed.

 

Construction Documents

As the design of your project is reaching its culmination, all developed drawings are organized into a system that exhibits clear communication of our intent. This framework, known as the Construction Documents, will identify and define all remaining details required for construction while ordering each drawing systematically to be interpreted in a concise manner. Coordination with structural engineers, interior designers and other specialists play an important role to ensure a successful build while specifications are finalized and incorporated into the final documents.

 

Bidding & Permitting

Overlapping with the Construction Documents phase, Lone Timber Design will begin assisting you in the search for a suitable General Contractor where necessary. Working as a team during the bidding process, we will provide clarification to the working drawings and the design intent to ensure a collaborative interpretation. Cost related decisions at this point will be negotiated during the bid to ensure the most value for your project. During this phase, we will also begin preparing a Permit Package which will include a simplified set of Construction Documents. These particular documents will be necessary for securing a building permit and to satisfy any Community Covenants and HOA standards.

 

Construction Administration

Following the final Review, construction will begin turning your vision into reality. During Construction Administration, Lone Timber Design will perform regular site visits to observe the quality and efficiency of each nested phase of construction. Therefore communication plays a key role where we will clarify unforeseen particulars and provide a report of your project’s progress. Working together, we will review and compare submittals and schedules to ensure your project maintains its course. Through sophisticated collaboration and unwavering diligence, the Rubicon of construction will give way to a sense of place you may now call home.
